The Northcliffe Project: Sculpting a Modern Sanctuary Within a Century-Old Westmount Envelope

There is a distinct difference between a bathroom that is merely functional and one that functions as a sanctuary. The former is a commodity. The latter is an experience.

When executing a high-end bathroom renovation in a turn-of-the-century home near Westmount, the challenge isn’t just about selecting premium fixtures. It’s about spatial diplomacy. Introducing cutting-edge modern design into a structure that remembers the era of horse-drawn carriages.

For Project Northcliffe, J. Collins Construction collaborated with acclaimed designer Denis Lopez to transform a historic bathroom into a masterclass of minimalist luxury and technical precision.

The Design Vision: Illuminating the Subtleties

Denis Lopez’s vision for Northcliffe relied heavily on the interplay of light and geometry. Instead of traditional, obtrusive light fixtures, the design called for integrated LED lighting seamlessly embedded into the mirrors and wall surfaces.

This creates a soft, shadow-free glow that is ideal for the main bathroom, but it requires absolute perfection from the construction team. When lighting is flush with a surface, the slightest imperfection in the wall or plaster will be magnified tenfold. We had to ensure the underlying drywall and framing were perfectly plumb before a single wire was run.

The Craftsmanship: Where Geometry Meets Art

The focal point of the relaxation zone is a stunning arch niche situated right next to the bathtub. While arches are a beautiful nod to classical architecture, building them out of modern tile is an entirely different beast.

This feature demanded complex tile cuts. Standard rectangular tiling allows for a margin of error; wrapping tile seamlessly around a curved, recessed radius requires the patience of a diamond cutter. Our tilers mitered and matched the edges with millimetre precision, ensuring the stone’s veins flowed naturally into the curve. Combined with specialized glass partitions that keep the space feeling open and airy, this creates clean, uninterrupted visual lines.

The Invisible Infrastructure: Westmount’s Hidden Quirks

You cannot build a 21st-century luxury spa on 19th-century infrastructure. Like many turn-of-the-century homes near Westmount, Northcliffe required a complete overhaul beneath the surface.

We stripped the room down to its bones to completely update the plumbing and electrical systems. Old cast-iron pipes were replaced with high-efficiency modern lines, and the electrical grid was strengthened to support both the intricate LED networks and the luxurious heated-floor system hidden beneath the custom tile.

The Question on Your Mind: “What happens if one of those integrated LEDs burns out?”

It’s the number one hesitation clients have when considering flush, integrated lighting: “Am I going to have to smash my beautiful custom walls just to replace a lightbulb?”

The short answer is absolutely not. We engineer these systems with foresight. The LED strips themselves are commercial-grade and rated to last decades, but more importantly, the drivers and transformers, the components that actually tend to fail over time, are housed in an accessible, hidden access panel outside the wet zone. If a component needs replacing, it takes a technician ten minutes with a screwdriver, not a sledgehammer.
